I'd like to make a forum similar to this for our Homeowners Association.

Now I'm no computer buff but I'd like to know if there was a template for starting one like Audizine, Audiworld, or Phathack.

I think I'd like it to be more like Audizine because I'm wanting to make it for my Homeowners Association.

I'd like to have a forum for discussion and an area for pictures to upload, along with a for sale area.

Where to begin? I've never done this before in my life so go easy on me. I'm thinking there might be some kind of a template?

Setting up a forum isn't very hard but I don't know exactly what you mean by a template... forums come with skins that control the look / feel to a certian degree but the admin controls how many forums / sub forums there are if that is what you are asking.
